Arisdale Avenue is part of the Bennett’s Fields new-build housing estate located in South Ockendon, Essex, providing a range of 2, 3 and 4-bedroom houses, as well as a mix of 1 and 2-bedroom apartments. Set over a 10 acre site, the development is adjacent to a new public park and features well-lit pedestrian areas and dedicated bike paths. Local amenities provide fast and easy access to both Central London and the surrounding Essex area. 

Main Contractors on the development, St. Modwen Homes, focusing on environmentally friendly building techniques and the use of sustainable materials, working in consideration of local communities and maintaining existing landscapes wherever possible. The company forms the housebuilding division of development and regeneration specialists, St. Modwen Properties Ltd and the urbanspec team has enjoyed a successful working relationship with their industrial logistics division, providing external works products to commercial development projects like The Cofton Centre in Longbridge and St Modwen Park in Newport. 

urbanspec recently worked with St. Modwen Homes to supply and install secure external bike storage for new residents on Arisdale Avenue, primarily for those in flatted accommodation where storing bikes internally is often an impractical solution and can contribute towards significant fire safety risks.

Drawing from the versatility of the urbanspec M-Series, 2no urbanspec MT Bike Stores were specified to accommodate the gas-assisted two-tier racking system, maximising the available footprint to provide weather-protected storage for 24 and 36 bikes respectively. The modular design of the M-Series enabled the units to be installed as a compact, in-line storage system, forming one larger compound set in a prominent and accessible location with 5 individual doors.  

Using the pre-engineered bike store design helped to reduce risk for St. Modwen Homes on the project, providing a configurable design platform that could accommodate space planning requirements without complexity. This was in addition to specifications for access control, requiring the integration of a latch and code secure locking system to ensure exclusive use of the bike stores for residents only.

To coordinate with the wood finish of existing bin stores on the development, ForestPanel Slat cladding was included to the external walls of the bike stores, enabling a consistent aesthetic across the development. With the units facing exposure to the elements, a HD galvanised frame finish provides protection of the units from inclement weather, ensuring long-term durability.
