St. Modwen are one of the UK’s leading developers of industrial and logistics facilities, recognisable by the coordinated design approach across their striking £1.41bn portfolio. With 30 years experience developing complex sites, St Modwen’s development specifications have been achieved by a collaboration with carefully selected manufacturers and contractors.

Following on from successful collaborations on projects like The Cofton Centre in Longbridge and St. Modwen Park in Newport, urbanspec continued our work with the company’s logistics division, delivering a single source solution for a package of secure storage units for their development site in St. Modwen Park Broomhall in Worcester.

Designed to meet the growing demand for industrial and logistics space in the area, 5 distribution units have been delivered to date across the 17 acre site. Built by Main Contractors A + H Construction LTD, the architects for St. Modwen Park Broomhall are Roberts Limbrick. Garnered over 25 years, the award-winning firm provides in-depth knowledge of the industrial and commercial sector, and previously worked with St. Modwen Logistics on their site in Gloucester.

All distribution units have been constructed with the occupier in mind and focus on implementing St. Modwen’s Swan Standard, a set of guidelines that seeks to deliver on the company’s Responsible Business ambitions and plans for more sustainable operations. St. Modwen Park Broomhall is EPC ‘A’ rated, with EV charging points supplementing the estate’s near 200 car parking spaces in order to encourage sustainable travel for business occupiers.

Providing a coordinated installation of bike parking, urbanspec supplied 6no. BIKE-S modules in total, with installations made in 5 separate locations across the estate, with a focus on enabling ease of access from each individual distribution unit. With bike parking signage panels in St. Modwen’s trademark orange, all modules were specified with an open facing front and slot pattern visual panels to enable clear lines of sight through the unit and establish personal security for users. Integral lockable trays provide an easily accessible means to load and secure bikes, with a total storage space for 78no. bikes provided in total across all units.

Supplied as part of the overall package by urbanspec were 3no. bin stores, combined with the urbanspec E-Series Screen System. Enabling a visual screening solution for fixed plant services on the estate, the bespoke plant screens were specified with a firenze freestyle panel to the side elevation.

Scheduled to commence in 2024, the construction of a further 2 distribution units will complete the development of St. Modwen Park Broomhall. The secure storage units delivered by urbanspec help to provide effective systems for bike parking, waste & recycling storage, and plant equipment screening, complete with low-profile designs that coordinate well with St. Modwen’s consistent design approach across their continually evolving portfolio of industrial and logistics sites.
